A coordinated upgrade for a familiar property
LH Block Electric completed a parking-lot lighting modernization at Village Square of Northbrook, a multi-tenant retail shopping center along Skokie Boulevard in Northbrook, Illinois.
The existing fixtures were already LED, but many had deteriorated with age. Reduced light output, inconsistent illumination, and visible flickering and strobing had become recurring maintenance concerns. Working with property management, LH Block combined replacement fixtures, networked lighting controls, and ComEd incentive coordination into a comprehensive improvement.
From individual repairs to a complete lighting plan
Over the previous year, LH Block maintained the property’s exterior lighting and replaced 12 aging LED fixtures as they failed. That ongoing work gave our electricians firsthand knowledge of the system’s condition.
The modernization replaced the remaining 69 fixtures and brought all 81 parking-lot lights into a coordinated system equipped with networked controls. Moving beyond individual repairs gave management a more consistent approach to lighting operation and future maintenance.
ComEd incentive coordination that improved project value
LH Block evaluated available ComEd energy-efficiency incentive options, coordinated the required documentation and approvals, and secured preapproval before the upgrade proceeded.
Adding networked controls across all 81 fixtures qualified the project for enhanced incentives. The preapproved incentive amount exceeded the added sensor cost and also offset a portion of the new LED fixture costs, reducing the property’s anticipated investment.
By considering the installation and incentive requirements together, our team helped property management evaluate a broader improvement instead of continuing to replace fixtures one at a time.
More consistent lighting, more control
The updated system addressed the flickering and reliability concerns of the aging fixtures while improving illumination throughout the parking areas. Adjustable settings and occupancy-based controls give management greater flexibility over lighting operation and support energy savings while maintaining appropriate illumination.
The result
Village Square now has updated parking-lot lighting with networked controls across all 81 fixtures. The project combines a more consistent nighttime environment with an approach designed to reduce recurring maintenance and improve energy management.
